First stage passed

Yesterday morning (early, 00:00 ;-) the three day ´consideration´ time for the buyers have passed. Not that we expected anything, but you never know. Tomorrow a real estate appraiser will visit us to do an appraisal of our home. Our buyers will need that as condition of their bank for the mortgage. Saturday afternoon the buyers themselves wil visit us and bring their parents to show them the house they have bought too...

You´ll understand that we now think it all looks pretty sunny! This weekend we will start to work on a (provisional) planning, based on the assumption of flying to Perthin the middle of April and leave the actual delivery of the house to our real estate agent. In a week or three we expect to be able to make the final decision for the travel date.

Take Two !!

Although we were thinking about waiting till the financial condition in the house selling contract has passed, we just couldn´t wait any longer, and give you the good news ...

We have sold our house (again).. Today we signed the contract with our (new) buyers. Of course they now have 3 days time to back out (that ´s the law) and then there is the financial condition. This condition states that the contract could be cancelled if they would not be able to get the mortgage arranged before February 1st. We are pretty confident that it will be no problem, so that´s why we are already communicating it. No other complicating conditions like what we had with the last buyers ;-)

In the contract we agreed on a delivery date of May 1st or anytime sooner which we would agree upon from both sides. We are actually considering to look into the possibility to leave 2 or 3 weeks before that, either in the case that the buyers would be happy to agree on that, or to leave the final delivery into the hands of our real estate agent. But it would take a bit more tight planning, so for now it is just an idea. We´ll let you know!!

Set back !

Hi all,

Unfortunately we have a set back to report. The selling contract of our house has been cancelled last week. Our buyers had sold their house with a condition that their buyers get a licence to start an eatery in their (our buyer´s) property. This licence has been given by the county, but between Christmas and New Year (the last week of the 6 week objection-period after publishing county decisions) exactly one (1) objection has been received by the county.

Although it is at this moment not certain that this objection will be approved or rejected by the county, our buyers still had to cancel the sell for now. They have told us that as soon as the objection has been rejected, they still would like to buy our house. They are aware that we can not wait for a permanent decision for an undefined period (that's what you get with county procedures ;-), and that we will be looking for other buyers in the mean time.

The result of all this (and that's for 99.9 % sure) is that we will not be able to leave for Australia in the first week of March, but that it will be somewhat longer. How much longer of course depends on how fast another buyer has been found, or how fast the county has decided to reject the objection.

Waiting for the selling conditions to pass ...

As most of you know, we are waiting for the selling conditions in our selling contract to pass. That should be clear by the end of next week. Very strange situation, since a week our minds are fully set on preparing all preliminary activities for our emigration (which fits our emotional state), but at the same time we are still not able to really take the final steps.

We can only hope it will all be fully clear after next week. Untill then we´ll just have to remind each other every now and than to be prepared for any set backs, and try not to fully unload the emotional battery (keep some reserve in there, just in case ;-) ).

Today we have been to an audio shop to get some information about possibilities to get the firmeware of our dvd player adapted so we will be able to look at Australian dvd´s too (that´s region 4, while we are region 2). They told us that there is not a big chance that our player will be applicable for that (it´s 7 tyears old now), and that they are not even sure if making a dvd player region free really means ´free´. It seems that in a lot of cases the region free results mean able to read region 2 and region 1 (US and Canada) because most non-region-2 dvd´s are from North America.

So, we´ll have to do some more research on that field. Worst case situation is that we would have to buy a new player in Australia (for the dvd´s we will undoubtedly buy overthere ;-) and also keep our current one to be able to play our current collection of dvd-players. And hope that one will not break time any time soon.....
